East Texas Luxury Real Estate Market 2025 Update

Sometimes the headlines don’t tell the whole story about real estate, especially when it comes to the luxury market. I like to dig into the actual numbers here in East Texas so my clients have a clear picture of what’s really happening.

From January through the end of August in 2024, there were 32 homes sold over the million-dollar mark in Tyler, Bullard, Flint, and Whitehouse. Fast forward to the same period this year, and we saw the exact same number—32 homes. What has shifted is the average price point: in 2024 it was $1.4 million, and in 2025 that average dropped to $1.273 million, about a 9.75% decrease.

For buyers, this means opportunity. The door is open to purchase luxury homes in East Texas at slightly softer prices than last year. For sellers, it makes pricing and marketing strategy even more critical. When it comes to million-dollar homes, every detail matters—from how the home is positioned to the story it tells buyers.
