3 Things Buyers Notice

If you're selling a home in Tyler or East Texas, here's the direct answer: buyers form their first impression within 30 seconds of walking through your front door, and it comes down to three things — how the home smells, how clean and organized it is, and how well-lit it is. Get those three right, and you've already won a huge part of the sale before a buyer even reaches the kitchen.

I talk to buyers and sellers about this constantly, so I put together a quick video breaking down exactly what I mean — and what you can do about each one before your next showing.

What do buyers notice first when they walk into a home?

Buyers are reacting before they're even thinking. That first walkthrough is emotional, not logical, and three things shape that reaction more than anything else on your listing sheet: smell, cleanliness/staging, and light. Here's how to get each one right.

Why does smell matter so much when selling a home?

I know it sounds a little crazy, but smell might be the single most important thing you can think about when a buyer first enters your home. It's the fastest, most subconscious impression you can make — before they've looked at a single finish or fixture, they've already reacted to how the space smells.

A couple of tools make this easy to control, even when you're not the one opening the door for a showing:

The smart diffuser is one of my favorites because it's controlled by your phone and can be set on a timer so it lasts longer and can be turned on before showings remotely. Volcano is my very favorite scent.

The waterless diffuser is a great option if clients want a natural option because it can use essential oils.

What does "staged well" actually mean?

Cleanliness is obviously important, but it's not just about wiping down counters. Your home also needs to be organized and staged well — and staged well doesn't necessarily mean decorated to the nines. What it actually means is that the home is presented in an organized way that people feel at peace when they walk in. That calm, put-together feeling is what makes buyers picture themselves living there instead of noticing the clutter.

Should I turn on all the lights before a showing?

Yes — every single one. The third thing I encourage every seller to do is make sure all your lights are on before a showing. You want a buyer to walk into a property and have it feel fresh, clean, and full of light, whether that's natural light or not. Even if your home gets great natural light, turn on your lamps and your overhead lights anyway. It makes a huge difference in how the whole space feels.
