I had the privilege to interview architect Brandy Ziegler, partner at Fitzpatrick Architects, to talk through what's actually happening downtown, why it matters for the city, and when residents will start seeing it take shape.
What sparked the downtown Tyler revitalization?
Brandy's been in Tyler for 24 years, and the idea took root when she and Steve Fitzpatrick walked a stretch of Broadway lined with 7-8 vacant buildings. It did not represent the actual growth and prosperity Tyler is experiencing. That walk led Fitzpatrick Architects to sketch a big-picture vision: a central park, better walkability, and a new home for the county courthouse.
Why build a new courthouse?
The current courthouse was designed for two district courts and one county court at law. However, it now holds eight! This made it both overcrowded and difficult to secure. A new courthouse solves that from the ground up.
When will the new courthouse open?
Brandy's team is targeting a grand opening around the first of the year, with staff moving from the current building into the new one starting in January 2027. You can see the progress as of August 2026 here (it looks amazing!).
What happens to the old courthouse, and what's Hotel Blackstone?
Once the move is complete, the existing courthouse will come down, clearing the way for the new park space. Around the same time, construction is set to begin on Hotel Blackstone, a boutique hotel backed by Marriott, named for Tyler's historic Blackstone Hotel. Brandy's firm designed the exterior, working alongside architect of record Mayse Architects and Associates.
Why does a thriving downtown matter for Tyler?
As Brandy put it, downtown functions as both an economic engine and a reputation engine — it anchors the tax base and signals to people relocating here that they're joining a growing community. As someone who drives clients through downtown regularly, I can say this firsthand: it's one of the first things people notice, and it says a lot about where the city is headed.
